How to Get Rid of Roaches in an NYC Apartment

Start with the places roaches eat and hide. Put food away, fix leaks and use sticky traps to find the busiest corners. Place bait near those spots, then seal gaps around pipes, cabinets and doors. Check the traps after the first treatment because new roaches can hatch weeks later.

German cockroaches are common in multiunit housing. Adults are about half an inch long, light brown, with two dark stripes behind the head. A female carries an egg capsule that usually holds 30 to 48 eggs and hatches about 28 days after it starts forming. Follow-up matters even when the first treatment reduces the adults.

Identifying What You Have

The University of California statewide IPM program puts identification ahead of treatment, because the options change with the species. German cockroaches live and breed entirely indoors, favoring warm humid spots between roughly 70 and 75 degrees near food, water and dark shelter. An adult fits in a crack a sixteenth of an inch wide and the nymphs use narrower ones, so what crosses the counter at night is a fraction of what sits behind the cabinet.

The big ones live outdoors. An American cockroach runs up to two inches and reddish brown, foraging in from sewers and drains into ground-floor apartments where pipes are damaged, screens are missing or drain water traps have dried out. The oriental cockroach, the water bug, keeps to cool damp basements and drain lines. Sanitation first. EPA guidance is specific: food into sealed glass or plastic containers, food-scrap garbage into a tightly covered can emptied often, leaky plumbing repaired, no water standing under a refrigerator or a house plant, no pet food out overnight, stacked cardboard gone. City Health Department guidance frames the same list as depriving pests of food, water, shelter and ways to get around.

Sticky traps do the measuring, and the same University of California program calls them the best way to monitor a population. Set them at floor and wall junctions, behind the refrigerator and stove and inside cabinets, then check daily at first to find where the count is highest. Bait goes where the traps point. Baits do not pull roaches across a room, so placement beats quantity: inside cabinets, under appliances, along wall runs, and beside the dark specks of droppings, which carry an aggregation pheromone. Expect seven days or longer before the count drops.

Gels and containerized stations both work near harborage once food and water are gone, and the EPA notes baits carry low exposure risk when kept from children and pets. Sealing keeps the result: caulk around cabinets and baseboards, steel wool into pipe gaps, wire mesh over holes. A HEPA or triple-filter vacuum lifts live roaches, shed skins and capsules, which are the allergen.

Methods That Waste Money and Add Risk

The city Health Department's pest guidance for tenants tells New Yorkers never to use foggers, bombs, or illegal pesticides sold on the street such as roach chalk, Tres Pasitos and Tempo, since those chemicals settle where people cook and eat. The University of California program agrees from the control side: foggers, bombs and aerosol sprays can repel and disperse cockroaches without killing them. Penn State Extension rates residual sprays used indoors as of little value against German cockroaches.

A 2019 field trial in BMC Public Health set four fogger products against two gel baits in thirty infested homes, twenty on foggers and ten on bait. Every fogger product failed to reduce the cockroach population while the similarly priced gel baits produced significant declines. Insecticide on horizontal kitchen surfaces averaged 603 times baseline after a fogger discharged, median 85 times. The propellants are flammable too, so the EPA warns improper use can cause a fire or an explosion.

Why One Apartment Cannot Win Alone

An apartment that does everything right still takes traffic from the units around it through shared walls, risers and the basement. EPA guidance for residents of multi-family housing says the manager may have to look in your apartment and the neighboring ones to find the source.

New York City law puts most of that work on the owner. Local Law 55 of 2018 covers private buildings with three or more apartments, including a co-op or condo unit you rent. Section 27-2017.12 puts two groups outside it: a co-op or condo unit lived in by the shareholder or owner of record, and any apartment owned and operated by the New York City Housing Authority. Administrative Code section 27-2017.1 requires an owner to take reasonable measures, rather than guarantee a result, keeping the premises free from pests and remediating the underlying defect.

Section 27-2017.8(a) names the work, the part worth quoting to a super. Remove pest nests, waste and debris by HEPA vacuuming or washing surfaces. Repair and seal holes, gaps and cracks in walls, ceilings, floors, molding, baseboards, around pipes and conduits, and around and inside cabinets. Attach door sweeps to any door leading to a hallway, basement or outside, leaving a gap of no more than a quarter inch. Repair drains, faucets and plumbing that leaks or pools. Two sentences then settle most arguments: pesticides shall not substitute for those measures, and any pesticide applied shall be applied by a pest professional licensed by the state Department of Environmental Conservation.

A 2009 study in Environmental Health Perspectives assigned 13 buildings across five New York City public housing developments to integrated pest management or business as usual, then followed 280 apartments in Brooklyn and Manhattan. One visit of steam cleaning, caulking and baiting left trap counts at 0.57 times the control apartments three months later, beating routine pesticide application alone.

What to Ask the Owner For

Write to the owner or managing agent and name the work: the sealing and door sweeps in section 27-2017.8(a), the plumbing repairs, HEPA removal of droppings and nests, and treatment of the units beside yours and above and below. Ask which pest control company is coming, on what dates, and what the follow-up visits are. Section 27-2017.2 also requires an owner to investigate every occupied unit and the common areas yearly, and sooner when a tenant asks for an inspection, so put the request in writing. The owner owes the remediation, a separate question from whether a landlord can charge you for pest control.

How Long a Real Course Takes

HPD's FY25 report to the City Council on Local Law 55 says the quiet part out loud. A roach violation is Class C with 21 days to correct, and the agency notes the window may not be enough to eradicate an infestation, since it may take several treatments over the course of months.

The egg capsule sets that calendar. Penn State Extension puts the egg stage at 14 to 35 days, six to seven nymphal stages over 6 to 31 weeks, and a new capsule about every six weeks at room temperature. Bait that clears the foragers in week one still has to meet what hatches in week four. In FY25 HPD took 28,240 roach complaints, issued 39,480 roach violations, and recorded 4,654 false certifications among the 19,305 roach violations certified as corrected.

Checking the Building's Pest Record

Before you accept that this is your housekeeping, read the building's file. In the twelve months to September 22, 2026, HPD issued 59,875 immediately hazardous violations citing the pest section of the code, 32,454 of them naming roaches, and 311 logged 71,666 HPD complaints of unsanitary conditions with a pests descriptor. Across buildings with three or more apartments, Building Health X measures 30.1 HPD violations per 100 apartments citywide, and 45.3% of those buildings carry none. When to Escalate

If the owner does nothing, file a 311 complaint so HPD inspects and can issue a violation. Reporting a roach infestation runs on its own sequence and its own 311 category. Roaches in any room of a unit in a multiple dwelling or a common area count as immediately hazardous, with 21 days from service of the notice to correct, extendable by no more than 14 further days.

Inspectors ask about pests on every visit, whatever brought them in. In FY25 tenants said yes on 29% of inspections unrelated to pests, and a pest violation followed 52% of those times. A stalled case also raises your rights as a tenant with a roach infestation.
